10 Top Tips To Sell Your Property Fast And For The Best Price!

Here are 10 Top Tips to ensure you can sell for the best price, quickly!

1) Kerb Appeal

Stand outside your home and ask yourself, what do the buyers see as soon as they arrive?

Ensure that the front of your property is de-cluttered and tidy, the lawn is well maintained and that there are no dead plants or flowers. Introduce colour and interest by adding colourful plants and flowers in pots.

Clean windows at the front and ensure the front door is clean and that the door furniture sparkles. If necessary repaint or repair the front door. Repair or replace any broken fences that are visible, and repair any broken guttering, gates, doorbell, pathway or fences as this will make potential buyers wonder what else inside is broken!

It is a good idea to make all windows at the front of the house have the same window treatments, and remove any clutter from inside the windows that may be seen from the outside.

Make sure your door number can be seen clearly from the street so potential buyers can identify your house with ease.

2) Declutter

If you are selling, you are going to move. Why not make the most of this opportunity and pack up before putting your house on the market? This really helps you save time when you do come to move, and is a massive help de-cluttering the property.

Clutter can make a room feel smaller and distracts potential buyers from seeing the potential of your home. A little time and effort in clearing the clutter will make a huge difference in not only selling your home, but could affect the price you are offered.

Tackle one room at a time and do not expect to finish in one day!  Set realistic goals of what you can achieve and then it will not feel too overwhelming.

3) Depersonalise

When you are selling your property, you have to remember that you are selling a house - and not your home. All your personal items will go with you to the next property, which you will make your new home. But while on the market, your property has to be treated like any other commodity that you may sell. Therefore it is important to depersonalise so potential buyers can see the space, and themselves living in it.

Pack away all collections and excessive decorative items and photos. Pack away and reduce the number of books you have on the shelves, and family pictures you have on mantles, tables etc.

Reduce the wall hung photos and pictures - and any artwork to remain should be put at eye level.

4) Clean

It goes without saying that a clean property will appeal much more to buyers, and will also be much more comfortable to live in for you! So give the property a through clean before putting on the market.

Get your carpets professionally cleaned, and clean all your bathroom and kitchen floors. Wash all the windows and clean / repair tile grout in bathrooms and kitchens. Keep kitchen counter tops clear and clean!

5) Let light in

Natural light is so important when viewing a property to be able to see it at its best, and is one of the most important factors for a lot of buyers. It makes the property warm and welcoming, and it adds the feeling of space.

Try not to block windows with furniture, to allow as much natural light into the room as possible, and ensure your furniture is not creating shadowy spaces. If the room is a little dark, why not add a wall mirror to reflect the natural light that it has?

6) Colour

You want your property to appeal to as wide a range of buyers as possible. Therefore it is important that the colour schemes within the house are neutral, peaceful and calming. Warm neutral colours will make buyers feel welcome and cosy in your home, and will make the space feel larger than it actually is.

Paint is an inexpensive way to change the look and feel of any room. Try to have the same colour scheme running throughout your home to create a flow from one room to the next. If you are struggling to choose a colour scheme, take inspiration from a colour on a fabric or a piece of furniture you already have in your home.

Avoid too many dark colours as they can make a space feel smaller and depressing. Use accent colours in a neutral scheme to add interest, but avoid adding too many in one room. You can add pops of colour and texture with cushions, bedspreads, vases, decorative items, pottery, candles, fresh flowers and fresh fruit to create interest within a neutral colour scheme.

7) Odour

You must ensure your property smells good during any viewing, and eliminate smells that buyers may be put off by i.e. smoke, cooking smells and pet odours. So put pets in one room or outside if appropriate, during viewings and move their bowls where they will not interfere with buyers walking around. Empty rubbish bins to ensure that there is no odour, and use room deodorants or diffusers to create a pleasant aroma. Open windows for ventilation, but ensure that you keep the temperature of your home comfortable, so that it is not too hot or too cold.

8) Nature

Plants and flowers give a positive effect adding colour and life, so make sure you use nature indoors.  

Arrange some flowers in the centre of the table to create a focal point and add interest to the room, and put colourful fruit in fruit bowls in the kitchen and on dining tables. Common house plants add a great pop of colour to any room, and also help to create clean air.

9) Define each room

It is imperative that each area within the property is defined as an individual space, so it is very clear to the buyer what the space is to be used for.

Each room must have a clear purpose and walkway. Ensure that each room has a focal point - which is not the television!
